I conduct the final walk-thru with all of my clients – typically the morning of closing, but depending on the circumstance we may want to do it a day or two prior to closing.  If you are unable to be at closing I will do the walk-thru without you to confirm the property is in an acceptable condition.  The walk-thru is a final opportunity for you to be certain that the home you purchased is in similar condition as it was on the date of the initial contract, or per the contract, including the inspection items were completed as agreed.  The final walk- thru is not to be used as another home inspection or a tool to renegotiate items at the closing table.
