I was first introduced to the concept of exclusive buyer agency in 1986. A friend from Summit County, CO had an EBA office in Frisco, and the business plan made sense. At that time I was Director of Real Estate for Copper Mountain (CO), where I represented developer (seller) interests. During the negotiations with buyers and their agents, I recognized buyers’ interests were not well represented. After my time at Copper Mountain I continued in resort real estate as Director of Real Estate for Hidden Valley Resort (PA), Vice President of Real Estate for The Big Mountain (now Whitefish Mtn. (MT)) and Director of Real Estate for Steamboat (CO). All along I saw the same thing, and knew that when I would leave the corporate world and open my own real estate office I would want to break the paradigm practiced by traditional real estate offices and provide a very needed service for buyers.
Since opening Buyer's Resource Real Estate of Steamboat in 2000, it has been a gratifying experience. With over 30 years of real estate experience, I enjoy offering my extensive knowledge to help people buy property. If I was a traditional agent I would not be legally allowed to give a client an opinion or advocate for them as I could as an EBA. I can’t recall all of the people who have visited my office and when explaining the concept of exclusive buyer agency and how it eliminates the potential conflict-of-interest inherent with traditional brokers, a story often comes surfaces on how they were involved in a prior transaction with a broker who they thought was working for them, but in the end did not necessarily have their best interests at heart. It's sad that harm needs to be done first before changing a habit.
I find it very easy in representing one party in a transaction. It may not put as much money in my pocket, but it certainly works for my clients and provides me with referrals from a job well done. It makes my focus direct, simple and unbridled. And it is important for me to commit my loyalty to one client, and that I receive that same respect in return.
